By Bess Freedman, Brown Harris Stevens CEO
At the beginning of every new year, real estate outlets love to publish articles about the most expensive deals of the preceding year. I’m proud to say that Brown Harris Stevens transacted some of the biggest deals within our respective markets, as well as nationally. In the spirit of looking forward to a bright 2025, here are some of Brown Harris Stevens’ biggest sales over the past year:
Hoboken, New Jersey
BHS holds many records in the Mile Square City, but in 2024 the home at 1225 Garden Street officially sold for $3.8 Million back in September, making it both the highest-priced brownstone to sell in Hoboken last year and the highest-priced brownstone to sell on that Garden Street block in Hoboken history, according to NorthJersey.com. The home was listed by Sharon Shahinian.
Connecticut
The most expensive home in the state to sell in 2024 was 21 Vista Drive in Greenwich, CT according to Yahoo! Life. Listed by Rob Johnson, the palatial home sold for $31.5 million. The Georgian colonial-style mansion formerly known as “Haroldyn House" is sited on six acres with more than 750 feet of shoreline across two different waterfronts. Originally built in 1939 for Robert Hillas, the home was once owned by President Donald Trump and his former wife Ivana in the 1980s.
Hamptons
According to Behind the Hedges, BHS agent Amelia Doggwiler brought the buyer to one of the 10 biggest residential deals in the Hamptons in 2024. 17 Channel Pond Court in Water Mill traded for $22.775 million. On the commercial side, BHS agent John Vitello had one of the 24 highest-priced sales for his listing at 245 County Road 39 in Southampton. It sold for $3.275 million.
Palm Beach & National
In Palm Beach, Brown Harris Stevens represented both sides of one of the biggest sales in Palm Beach, and one of the 31 priciest deals in the country according to Inman News. 130 Banyan Road, listed with Liza Pulitzer and Whitney McGurk, sold for just over $60 million. Blair Kirwan represented the buyer. The home also set a 2024 record for the highest-priced non-waterfront sale in Palm Beach.
It is amazing to see so many BHS agents recognized in these annual local and national rankings especially in such a tough market as we all experienced in 2024. Here’s hoping for an even better 2025. Congratulations to all!
