When it comes to the residential market, I often believe that New York City is different from most cities throughout the country. For instance, some cities, particularly in the west and south, are experiencing a decline in rent, while rents have increased in NYC– let's not even talk about the price of rentals. Another difference is the value of homes. The average value of homes on the market in Philadelphia are just under $150K, whereas NYC is just under $1M.

With all the nuances between the different cities, a common theme is the timing in which houses hit the market. Spring and summer months are generally when you see an uptick in houses hitting the market as the weather starts to heat up, which makes it easier for families to hit the curb and look at new homes. Depending on your location, this may not apply to you. However, here are some reasons why the spring and summer months are the best times to list your house:
