For those of you who have already begun thinking about listing your home this Fall, it’s time to start preparing! New York City’s real estate market is most active in the Spring, but Fall is a good opportunity to sell for anyone who missed the Spring window. September is the most competitive month of the Fall season, as things will tend to slow down moving into the holidays and winter months.
In a perfect world, sellers should allow themselves 60-90 days to adequately prepare their home for sale. But the reality is most of us don’t live in a “perfect world” and the 60-90 day window has passed, considering we’re just a month and a half from September. I generally recommend sellers begin prparing to list their homes at least 30-45 days ahead of time. But don't fret!
Sellers who are intent on listing their homes this fall can do so with the right strategy and resources in place. Sellers should start by accounting for the time needed to tend to minor repairs, painting, and other tasks to get their homes show-ready. They should also begin developing a well-thought-out pricing and marketing strategy, which a broker should help lead and/or manage. The goal is to be ready to go to market on Day 1 as buyers begin looking.
Selling a home in NYC can be daunting if not managed properly, regardless of season. However, with the right broker, marketing resources, and plan of action, you can definitely reap the rewards of your home investment.
