NYC Amenity Watch: Co-Working Spaces Remain a Hot Commodity

As areas of Manhattan and Brooklyn continue to flourish with new developments, demand for comprehensive suites of amenities—inclusive of co-working spaces—is high. 

In a recent Bisnow panel, several leaders in NYC real estate development discussed the trend, which has skyrocketed in the wake of COVID-19. 

“Buyers now realize that they're spending more time at home because they're working from home, at least part time if not full time, and jumping down to take a swim or go into the gym in the building [...] that’s something people are looking for.” – Stephen Kliegerman, President, Brown Harris Stevens Development Marketing 


Kliegerman added that, due to rising rents, more and more renters are willing to move to what they would have formerly considered “secondary locations” for newer buildings with attractive amenities, particularly co-working spaces. As many have adjusted to hybrid and remote work situations, the ability to avoid a hectic commute and still have a dedicated workspace within a convenient distance is an attractive advantage, and developers have followed suit. 

A noteworthy example is 200 Amsterdam, one of the most talked-about new luxury developments on Manhattan’s Upper West Side. The condominium’s luxe suite of amenities includes fully equipped “Virtual Offices” for residents to work from the comfort of home.  

At The Vandewater in Morningside Heights, all 24,000 square feet of amenity spaces are equipped with WiFi. Highlights include soundproofed study rooms that were evolved to function as “Zoom rooms” to accommodate residents working from home.   

Located in Midtown East, residents at Selene enjoy exclusive access to a state-of-the-art conference room with a design that mimics that of popular co-working spaces throughout the city. 


These are just a few examples of this growing trend, which leaders at the Bisnow panel agreed is likely to remain for the foreseeable future.
