We asked top Brown Harris Stevens Hamptons Agents and Brokers to share the standout trends they’re seeing in new builds and renovations—and the must-have features that capture attention in today’s competitive market. Here is what they had to say.

"As an agent specializing in new construction, I hear it all! Cold plunges are becoming increasingly popular. While I love modern homes and their simplicity, my views have shifted. Buyers are returning to traditional styles, favoring cedar shingles, gabled roofs, and divided-light windows. These timeless homes complement the Hamptons landscape. The best amenities for new construction still include open floor plans with walls of glass for natural light. Built-in closets are a great feature, and if you’re promoting a new build with space for tennis, just include the court—buyers will likely add it anyway."

"Having been in real estate for over 40 years , I can say that a pool is a necessity. However, today's buyers are increasingly seeking additional amenities, such as a hot tub and an attached "pool house" equipped with a sauna, steam bath, exercise equipment, and a big-screen TV. Homes featuring these elements in new or proposed construction generate strong buyer interest and lead to follow-up inquiries."

- Customized Homes: Buyers love unique touches like coffee machines that, with the push of a button, deliver any type of coffee—macchiato, latte, espresso, and more. Many models are plumbed, self-cleaning, and offer an instant reward at the homeowner’s fingertips.
- Energy Efficiency: With many towns requiring homes over a certain square footage to have dual energy sources, buyers prioritize energy-efficient features and ensure compliance before moving forward with a purchase.
- Finished Lower Levels: In the Hamptons, a finished lower level is a must-have. Buyers look for wine cellars, workout gyms separated by glass walls, and increasingly, spaces with walls of windows or sliding doors to bring in natural light and a connection to the outdoors."

"Since new builds are my specialty, I’ve noticed several features that resonate with today’s buyers. Open-concept layouts remain popular, but a separate den that can be closed off is often requested—perfect for keeping people out of the cook’s way. Saunas and steam baths are also high on the wish list, as is a primary suite located on the first floor.
HVAC systems with built-in dehumidifiers and humidifiers are increasingly sought after, as are whole-house heat pump systems paired with on-demand boilers. For properties in wetland areas, innovative designs like rooftop pools are a great option. And let’s not forget the all-important dog shower in the laundry room, a feature that’s becoming a staple in many new builds."
